Who Actually Lives Here?

A mix that surprises people: established professionals and empty-nesters in the classic ranches and updated mid-century homes, younger families stretching for the school zones, and downsizers who want a lock-and-leave condo near everything. It's not flashy money the way Belle Meade reads — it's comfortable, and it holds value.

On Price, Plan Accordingly

The median in Green Hills is running around $1.05–$1.1 million as of mid-2026, and it's been climbing high single digits year over year. You'll find smaller homes and condos starting in the $550Ks, and it climbs well past $6 million for the trophy properties on the west side. The single biggest factor in what you pay is which pocket you're in.

Here's What I Tell Clients About Those Pockets

The closer you get to Woodmont and the Estes Road corridor, the more you're paying for lot size, mature trees, and that established feel. Homes nearer Lipscomb and the Belmont edge trade a little square footage for serious walkability. And condos along the Hillsboro corridor are the smart play for someone who wants the address and the convenience without the yard.

The Honest Trade-Offs

Traffic around the mall is real, especially at the Hillsboro and Crestmoor pinch points, and you pay a premium per square foot versus areas just a few minutes out. Inventory is tight, so when the right house comes up in a good school zone, it moves — homes here have been averaging around seven weeks on market overall, but the well-priced ones in the best pockets go much faster than that.

Green Hills is one of the safest long-term bets in Nashville. You're buying location and schools, two things that don't go out of style, and that's why it stays resilient even when the broader market cools. If you want central, walkable, and a strong resale story, this is where I start the conversation.
