It sits just south of Franklin, and it's quietly become one of the strongest move-up markets in the metro.
Established and move-up families, a lot of them relocating, drawn by the same Williamson County school system that powers Franklin and Brentwood — but willing to go a little farther south for newer construction and bigger lots. The crowd skews upper-middle to upper income and family-focused, and the vibe is rolling, green, and residential, with horse properties and large-lot subdivisions sharing the map.
The median runs in the high $700Ks to mid-$800Ks in 2026, with active listings averaging well over $1 million and the top end reaching past $7 million for estate and acreage properties. Most of what relocating families buy is newer construction with real square footage — homes here average well north of 3,000 square feet — and they've been selling in around eight weeks. Pricing has flattened a bit recently, which gives buyers a touch more room than they've had.
You're paying for schools, newer build quality, and space, and the master-planned communities are where most of the demand concentrates — neighborhoods like Tollgate Village and Bridgemore are well known, each with its own amenities and price band.
