There's a college-town thread too, thanks to Cumberland University, and the historic square gives the city a genuine downtown identity that a lot of the newer suburbs don't have. The pace is small-town and friendly, and the area is growing steadily as buyers get priced out of closer-in Wilson County.
The median runs roughly $425K–$447K in 2026, meaningfully below Mount Juliet and a fraction of the Williamson County towns. It's a somewhat competitive, steadily appreciating market with reasonable inventory, so well-priced homes still move without the frenzy you'll feel closer to the city.
Lebanon is about getting more home and more land for your money, and the value is strongest in the newer subdivisions and the areas with easy I-40 access. Decide early how much commute you can tolerate, because that's the real trade-off — the I-40 corridor makes the drive into Nashville manageable, but it is a drive.
