It's transforming quickly, but it still has a grounded, working-neighborhood feel that a lot of people find refreshing.

On Price, Charlotte Park Is More Attainable than Its Trendier Neighbor

The median runs roughly $679K–$765K in 2026, with homes spanning from around $325K for original properties up past $1.4 million for new construction. Homes sell in about six weeks. The real draw is what you get for the money — some lots run from a third to half an acre, which is generous for this close to town.

What I Tell Clients

This is where to look if you want Nations-area access with more land and a lower entry point. The housing stock is a mix — mid-century ranches and Minimal Traditional alongside brand-new contemporary builds — so condition and value swing widely block to block, and touring in person matters. The area is anchored by a highly rated elementary school, and Rock Harbor Marina on the river is a genuine amenity. For investors, the ongoing transformation is the thesis.

The Trade-Offs

It's still in transition, so it's uneven in spots and amenities are catching up, and the older homes need careful inspection. But that's precisely why the pricing still has upside.
